Renewals

Farleys will contact tenants three months prior to the end of the tenancy to ascertain if they wish to renew their tenancy. We will negotiate the extension or renewal of the tenancy including any mutually acceptable rent increase if required and agreed, and prepare the relevant documentation. Prepare the extension documents including drafting any amended or additional clauses agreed between the parties which vary from the terms of the original Tenancy Agreement. Arrange for the extension documents to be signed by the start date of the new Term of the Tenancy and send the signed documents received by us to the relevant party.
 

Accounts

Farleys Lettings Accounts Department has a proven record of efficient rent collection and prompt funds transfer to the Landlord’s account. At all times we monitor current legislation, regulations and tax requirements, using our specialist knowledge and experience to advise you on compliance and ensure peace of mind.
 

Deposit

We collect a deposit from the tenant to safeguard against damage. At the end of the tenancy we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit. Forward the Inventory Check-out Report to the Landlord and Tenant for action and costing. Refund, or, apportion the deposit as agreed by both the Landlord and the Tenant, on agreement in writing from both the Landlord and Tenant.
 

Property Inventory

Farleys would recommend employing the services of a qualified Inventory Clerk. The clerk would prepare a Full Inventory and Schedule of Condition of your Property prior to the Tenant taking occupation.We will check if the tenant wishes to be present at the Check-In and that both parties are in agreement with the initial condition of the property.

Once a Tenant vacates an Inventory Clerk again will attend the Property and check the original Inventory against any damage that may have been caused during the tenancy. It is the Check-out Report upon which any claims against the deposit are calculated.
