References

Before a Tenancy can be granted, we will require three references, one of which must be from your UK bank. If a UK bank cannot be provided, a UK Guarantor must be supplied. Banks require your written consent to forward a reference to us, and to deduct their fee for this service. We will need this to forward to your bank with the reference application. Farleys also use a Credit Reference Agency and there is a charge for each Tenant of £40 + VAT to obtain the required references.

Lease

The minimum term is six months but generally properties are rented on an annual basis. If required a release clause, or option to renew for a further term can be inserted into the contract, however, this is subject to negotiation.

Rent

The rent is exclusive of telephone, water, gas, electricity and council tax. The normal method of payment is by calendar monthly or quarterly instalments in advance by standing order, subject to negotiation. The first payment is due on or before the commencement date of the tenancy in the form of cleared funds ie Bankers Draft, Transfer or Cash. Personal cheques may be accepted in special circumstances, but must be received 10 working days before the commencement date to allow time for clearance. Should we accept payment via debit or credit card, you will be responsible for any additional charges made by the card supplier or bank. (Credit card charges can be an additional 2.5% of the amount charged).

Security Deposit

An amount equivalent to six weeks of the agreed rent is required as security against damage and dilapidations. At no time can these monies be used in payment for rent. This too is required prior to the commencement of the tenancy in the form of cleared funds. The deposit is held by Farleys as Stakeholder.

Utilities

The Gas, Electricity and Water Services are automatically transferred into your name at the commencement of the tenancy. Some utility providers may require a deposit if you have not previously had a supply in the UK in your name.

Council Tax

The Council Tax authority is automatically advised of your occupation of the property at the commencement of the Tenancy.

Telephone

You are required to transfer the telephone line into your name at the commencement of the tenancy. To do so, you should contact British Telecom on Freephone 150.

Inventory

Check-In: An Inventory of the contents and condition of the property will be prepared and used to check you into the property, normally by an independent Inventory Clerk. Possession of the property will not be granted until the completion of the Inventory Check-in. The cost of the inventory make and check-in is paid by the Landlord.
Check-Out: At the end of the tenancy the same Inventory will be used to conduct the Inventory Check-out. The cost of the Check-out is paid by yourself.

Tenancy Agreement

You do not pay our fees, however we do charge a standard tenancy agreement fee of £200.00 including VAT which is payable by you at the commencement of the tenancy. If the tenancy is renewed an administration fee of £200.00 including VAT is payable by you for the renewal documentation.

Stamp Duty

Stamp Duty Land Tax is payable by the Tenant and not the Landlord. The threshold has been raised to £125,000. Further information can be obtained on the website www.inlandrevenue.gov.uk.

Admin Fee Deposit

Following agreement of terms, which remain Subject To Contract until both Landlord and Tenant have signed the Tenancy Agreement, an admin fee deposit equivalent to one weeks rent will be required, payable to Farleys by way of an advance contribution towards the administrative costs involved in taking up references and preparing the Tenancy Agreement. This deposit will be refunded to you at the commencement of the tenancy (by means of deduction from the initial rental invoice) or in the event that the Landlord decides for any reason not to proceed. Should you change your mind about moving into the property, or the tenancy cannot proceed because your references are not forthcoming or prove unsatisfactory, this sum will be retained by Farleys.

TV Licence

Television sets are not normally provided in rented accommodation. Please note that the Tenant is responsible for paying the licence fee in respect of the use of any television set in the premises during the tenancy.

Pets

Animals are not normally allowed in rented accommodation. If you wish to keep a pet, you must advise us as special permission must be sought. However, this may not be granted.

Linen

Even in furnished properties, linen is not normally provided in rented accommodation. You will need to supply your own bed linen and towels.

Insurance

During the course of the tenancy the Landlord’s contents only are insured for forcible entry, theft and water/fire damage caused through a system fault or failure. You should insure your own belongings.
